CATHEDRAL CLOSE MASTERPLAN
Collaborating with representatives within the Cathedral complex, the process included a series of interviews and meetings intended to encourage the broadest consideration of programmatic elements. Several alternate and distinct concepts were developed to illustrate the site constraints, as well as creative possibilities.
Phase One included researching and documenting existing buildings, right-of-way conditions and significant site features. This phase included the evaluation of site constraints, while considering zoning mechanisms such as the Capitol View Corridor and Capitol Dominance Zone, zoning entitlements, floor-to-area ratios, parking requirements, landmark and compatibility standards. The long-termed, planning documents explored ideas of program, massing, scale and phasing.
Project Note: Phase One of the Master Plan was executed with Rhode Partners as Ms. Kincannon carried the project into the Rhode Partners office.
